The Colony TX Real Estate Demographics
educational statistics for home buyers
by Mark Hitz, The Colony Texas Realtor
The Colony Texas demographics, geography and statistics relating to the local real estate market sounds dry and boring. If this describes your thoughts, you are not alone. There will never be an HGTV home show on demographics.
My intent is to provide an overview for potential home buyers and current home owners - not statisticians. I'm providing home buyers with useful demographics and statistics about The Colony Texas. I round my numbers for "readability" IE the estimated average household size is 3 people (not 3.2). Remember: Information is only as accurate as the source. Statistics change but not too much. If you are reading this in the Summer 2010, chances are, the stats are still pretty valid - just add a thousand people on to the total.
Where is The Colony Texas?
It's nickname is "the city by the lake" meaning Lewisville Lake. The Colony TX 75056 is located north of Dallas in Denton County Texas on the Southwest side of Lewisville Lake (23 miles of shoreline).
Cities bordering The Colony: Little Elm to the north; Frisco to the East; Plano to the Southeast; Carrollton to the South; Lewisville (Castle Hills) to the South and Lewisville to the West. This "Far North of Dallas area" has been one of the Nation's fastest growing residential areas until the housing crash beginning September 2007. As of this writing (November 2009) The Colony housing market has rebounded.
People of The Colony
Who lives in The Colony Texas? Depending on the source, as of 2009, The Colony population is between 40,0000 and 42,500 people. Majority are white with a good diversity of race and origins. Half male and Half Female - really. What Language do people speak at home: 87% English; 10% Spanish; 3% Other (is speaking Texan considered it's own language?).
How old are people? The Average age and Median age are both 32 years old. 65% of the people are 21 years old or older. 35% are under 21 years old.
Estimated Households and Families of The Colony
A Household refers to all individuals (1 or more) who live in the same dwelling. Family means related. 2009 estimates: 13,500 Households. 84% of households are families. 16% of households are not a family. 1 person households: 12%. 2+ person households: 88%. Average household size is 3 people.
How long is the Commute?
I wonder how they came up with this factoid: 2009 estimated average travel time to work is 34.75 minutes one way. My stance is: since the new 121 Highway Tollway opened; the commute time to anywhere has been drastically shortened (except north to Little Elm). If commute time is a big issue for you, look at subdivisions closer to Hwy 121 (Cascades, Legends, Ridgepointe) or Austin Ranch.
Housing Unit Estimated 2009 Statistics
A housing unit can mean a freestanding homes, half a dulex, a townhome, an apartment, a mobile home. There are est. 13,808 housing units in The Colony TX. Est. 12,724 are a freestanding homes. Est. 82% of the housing units are owner occupied.
I pulled together and summarized information from a variety of sources. The Colony Texas Demographics June 2009 created for The Colony EDC was a primary resource.
