My intent is to help home buyers get an understanding of the original Colony neighborhoods as they research the best place to call home in the city by the lake. This 2009 Homes Sold Data is exclusively for "Colony" named subdivisions.

What is an Original "Colony" Subdivision?

Before diving into the 2009 data below, it's helpful to understand a little history. Home builder Fox & Jacob (F&J) began building "F&J ranch homes" in 1974 and continued into the late 1980's. F&J (and the city) were not creative in naming subdivisions so these original subdivisions are named: Colony 1, Colony 2, Colony 3... Colony 32. This data is ONLY for "Colony" Single Family Homes sold in 2009. Other home builders besides Fox & Jacob have built homes in Colony subdivisions. Duplexes will be on a separate web page. Also, there are no HOA's in "Colony" subdivisions.

Comparing Home Values

Two "Colony" homes with the same floor plan & size can have a $20,000+ difference in price. Renovation and updating are significant factors in the price of "Colony" homes sold. The "fair market value" of an original condition 1974 F&J ranch is significantly different than a renovated & updated 1974 F&J ranch home. Other factors include landscaping / curb appeal, condition of HVAC & roof, foundation repairs & lot size. Foreclosures, Bank Owned Properties and Short Sales have had their impact as well. There are a wide range of factors so be careful when attempting to compare apples to apples.
